Home Viewing Checklist

Take this to every viewing. Everyone else in the room is paid by the seller — this list keeps the questions on your side. Print it, or save it as a PDF and fill it in on your phone.

Before you walk in

  • Re-read your own wishlist — go in anchored to your non-negotiables, not the agent's framing
  • Note the asking price and how long it's been listed
  • Check the time of day — visit again at a different time if you can
  • Screenshot the listing photos to compare against reality

Kerb & outside

  • Roof line straight? Missing tiles, sagging, patches?
  • Cracks in exterior walls (hairline is normal; step-cracks are not)
  • Gutters, fascias and downpipes intact
  • Boundary walls and fencing condition
  • Damp marks or staining at the base of walls (rising damp)
  • Drainage — where does water go in heavy rain?
  • Parking: secure, covered, enough for your household

Inside — every room

  • Damp or mould in corners, ceilings, behind furniture and curtains
  • Cracks around door frames, windows and cornices
  • Windows open, close and lock; any rot or rust in frames
  • Floors level and sound (bouncy floors = joist issues)
  • Ceilings — stains, sagging, fresh paint hiding leaks
  • Enough plug points; check a few actually work
  • Natural light and which way the house faces
  • Mobile signal and a sense of noise levels

Kitchen & bathrooms

  • Water pressure — run taps and flush toilets
  • Hot water actually arrives (and how quickly)
  • Look under sinks for leaks, damp and repairs
  • Tiles, grout and sealant condition
  • Extraction / ventilation to prevent damp
  • Age and condition of geyser; is it compliant?

The systems that cost real money

These are the items that turn into five- and six-figure surprises after transfer.

  • Electrical: is there a valid Certificate of Compliance (CoC)?
  • Roof structure and waterproofing — ask when it was last done
  • Plumbing and drains — any recurring blockages?
  • Geyser, DB board and wiring age
  • Backup power / solar / inverter — what's included and does it work?
  • Borehole, pool pump, gates and motors — all working?

Sectional title / estate extras

  • Monthly levy amount — and when it last increased
  • Any special levies raised or looming?
  • Body corporate financial health and reserve fund
  • Rules that affect you (pets, letting, alterations)
  • What the levy actually covers

The neighbourhood

  • Drive the route to work/school at rush hour
  • Walk the block — security, upkeep, who's around
  • Nearest shops, clinics, transport
  • Ask neighbours what it's really like to live here
  • Check for new developments planned nearby

Questions the agent won't volunteer

The agent is paid by the seller. Ask directly and note the answers.

  • Why is the seller selling?
  • How long has it been on the market, and any price drops?
  • What have similar homes nearby actually sold for?
  • Any known defects, disputes or pending repairs?
  • What's included in the sale (fittings, appliances, solar)?
  • Are rates, levies and utilities fully paid up?

Walk-away red flags

  • Freshly painted patches in odd spots (often hiding damp or cracks)
  • Strong air fresheners or dehumidifiers running
  • Rooms you're rushed past or 'can't see today'
  • Furniture or rugs placed to cover specific floor/wall areas
  • Pressure to offer immediately or 'other buyers are interested'
